<img class=" _blank"="" aligncenter="" size-full"="" src="https://i1.wp.com/storage.googleapis.com/gweb-cloudblog-publish/original_images/Dropbox.gif?resize=720%2C405&ssl=1" width="720" height="405" data-recalc-dims="1">

<div class="p In the past 100 years, the Arctic and the North Pole have been transformed from highly dangerous and mysterious peripheral areas into regions that urgently need our protection. Kim Leine, one of the most admired contemporary Nordic voices, joins American writer Simon Winchester for the third and final installation of the Arctic Imagination project, a multi-year brainstorm across the Atlantic Ocean hosted by libraries in New York, Copenhagen, Stockholm, Oslo, and Nuuk in which artists exchange ideas and visions of the future of the globe’s melting Arctic ice and increasing temperatures. Drawing from African history, mythology, and his own rich imagination, Marlon James’ new book, Black Leopard, Red Wolf, is a novel unlike anything that's come before it: a saga of breathtaking adventure that's also an ambitious, involving read. Defying categorization and full of unforgettable characters, it is both surprising and profound as it explores the fundamentals of truth, the limits of power, and our need to understand them both. Author of The New York Times’ bestseller A Brief History of Seven Killings and winner of the Man Booker Prize, James’ first installment in the Dark Star trilogy combines myth, fantasy, and events of the past to create an epic, awe-inspiring thriller.

Marlon James was born in Jamaica in 1970. His novel A Brief History of Seven Killings won the 2015 Man Booker Prize. It was also a finalist for the National Book Critics Circle Award and won the OCM Bocas Prize for Caribbean Literature for fiction, the Anisfield-Wolf Book Award for fiction, and the Minnesota Book Award. It was also a New York Times Notable Book. James is also the author of The Book of Night Women, which won the 2010 Dayton Literary Peace Prize and the Minnesota Book Award, and was a finalist for the 2010 National Book Critics Circle Award in fiction and an NAACP Image Award. His first novel, John Crow’s Devil, was a finalist for the Los Angeles Times Book Prize for first fiction and the Commonwealth Writers’ Prize, and was a New York Times Editors’ Choice. James divides his time between Minnesota and New York.

What is the proper anatomy of a mulched sitting area in - 21 May 2019 03:20

Tags:

I have done mulched gardens before and am familiar with the steps involved in that. Now I have a slightly different project. I want to dig out an area of my yard that will have a bench and two chairs, along with maybe a fireplace, all on top of a bed of mulch. As nothing needs to grow here, it presents a different situation to a mulched garden, and better options for dealing with weeds.

My current plan involves this set of layers, after digging down 2"-3" below soil level:

TOP

2"-3" of rubber mulch (hiding pavers)

Pavers (as a base for the bench/chairs/flower pots to sit on) and block edging (for a comfortable delineation between sitting area and yard)

1" of sand

Commercial strength weed barrier

Any electrical lines needed

BOTTOM

The purpose of the sand is both to help level the pavers and edging, and to weigh down the weed barrier in case something tries to grow and push it up. The pavers are there to help level the chairs and bench and push them up so they're nearly level with the top of the mulch layer.

Is this the appropriate approach to this project, or is there a better/easier/cheaper way to construct a long-lasting and maintenance free mulched sitting area.

Does Later Marriage Hurt Residential Construction? - 11 May 2019 03:44

Tags:

The American Dream: graduate high school, get a college degree, land a great career opportunity, get married, have a baby, buy a house. The exact order those things take place is no longer set in stone for our culture. For one thing, Millenials are marrying later and some residential contractors fear that may create a lull in the new construction market. That’s not necessarily a bad thing, according to a target="_blank" rel="nofollow noopener CNBC report.

<div class="fade in alert alert-info false <h4 class=" alert-heading="" just="" the="" facts<="" 4="">

Millennials are marrying at a later age than previous generations

57% of first-time home buyers are married, down from 75% in 1985

Mortgage rates are expected to continue rising with the Fed rate

What Does Marriage Have to Do with Housing?

Many couples still wait to buy a house until they have the advantage of two incomes to make it work. With Millennials marrying later, it means putting off that first home purchase. If those purchases come later, what happens when they’re at the traditional “married and buying a home” age? Douglas Yearly, CEO of Toll Brothers puts it in perspective.

“We know they’re [Millennials] marrying later, so they’re buying homes later, but that also means they’re wealthier when they buy”

– Douglas Yearly, CEO of Toll Brothers Construction

So even though they may buy later, they’re buying more expensive houses. That’s a good thing for construction firms that have a wide range of plans to choose from or who target more high-end homes.

The other interesting statistic here is the percentage of married first-time home buyers. In 1985, 75% of those buyers were married. In 2018, it’s only 57%.

There are a couple of possibilities that go along with that stat. For one, Millennials may be in a position to purchase a starter home while they’re still single. Alternatively, it may still be a two-income situation, just with an unmarried couple making the purchase. While the idea of buying a house with someone that isn’t committing to marriage terrifies me, banks are happy to lend.

The Takeaway

As a residential homebuilder, how flexible are you in your plans? For the Millennial generation, the smart move seems to be to have plans that cover starter through luxury homes. You can even segment your business into two distinct parts if you’re able to handle it.

If you’re not currently targetting the $250,000+ price range, it’s something worth your serious consideration to attract buyers that have more money to spend when they go after that first home.

Brush base with extra melted butter.

Grease 3 x 11cm ring moulds with spray oil and place into the pan.

Fill each ring mould with a 1/3 cup of the batter and spread evenly in the moulds.

Press a few blueberries into each pancake then top with a few slices of banana.

Cook pancakes for 4 minutes or until the underside is golden and the top surface forms bubbles. Carefully remove the ring mould.

Turn the pancakes over and cook a further 3-4 minutes or until golden and cooked through. Remove to a board. Repeat with remaining batter, berries and bananas.

Serve warm topped with yoghurt, banana and a drizzle of honey.

Tips

Buttermilk is low-fat and makes light fluffy pancakes. If you don’t have buttermilk you can make your own by adding 1 tablespoon freshly squeezed lemon juice to 250ml (1 cup) full cream milk.

To reheat pancakes, place between baking paper and warm in a sandwich press.

If you don’t have rind moulds, spoon 1/3 cup of batter per pancake into greased frying pan.

These are great packed in a lunch box as a snack, cut pancakes into 4 wedges, sandwich 2 together with a little cream cheese.

More recipes
<span id=" tve_leads_end_content"="" />

A classic crisscross pattern will make you feel like you’re at a baseball park. The effect is created by light that reflects off the blades of grass—blades bent toward you look dark, while blades bent in the opposite direction look lighter.
