What is the proper anatomy of a mulched sitting area in - 21 May 2019 03:20

<p>I have done mulched gardens before and am familiar with the steps involved in that. Now I have a slightly different project. I want to dig out an area of my yard that will have a bench and two chairs, along with maybe a fireplace, all on top of a bed of mulch. As nothing needs to grow here, it presents a different situation to a mulched garden, and better options for dealing with weeds.</p>
<p>My current plan involves this set of layers, after digging down 2&quot;-3&quot; below soil level:</p>
<ul>
<li>TOP</li>
<li>2&quot;-3&quot; of rubber mulch (hiding pavers)</li>
<li>Pavers (as a base for the bench/chairs/flower pots to sit on) and block edging (for a comfortable delineation between sitting area and yard)</li>
<li>1&quot; of sand</li>
<li>Commercial strength weed barrier</li>
<li>Any electrical lines needed</li>
<li>BOTTOM</li>
</ul>
<p>The purpose of the sand is both to help level the pavers and edging, and to weigh down the weed barrier in case something tries to grow and push it up. The pavers are there to help level the chairs and bench and push them up so they're nearly level with the top of the mulch layer.</p>
<p>Is this the appropriate approach to this project, or is there a better/easier/cheaper way to construct a long-lasting and maintenance free mulched sitting area.</p>

The exact order those things take place is no longer set in stone for our culture. For one thing, Millenials are marrying later and some residential contractors fear that may create a lull in the new construction market. <h2>What Does Marriage Have to Do with Housing?</h2>
<p>Many couples still wait to buy a house until they have the advantage of two incomes to make it work. With Millennials marrying later, it means putting off that first home purchase. If those purchases come later,&nbsp;what happens when they’re at the traditional “married and buying a home” age? Douglas Yearly, CEO of Toll Brothers puts it in perspective.</p>

<p>So even though they may buy later, they’re buying more expensive houses. That’s a good thing for construction firms that have a wide range of plans to choose from or who target more high-end homes.</p>
<p>The other interesting statistic here is the percentage of married first-time home buyers. In 1985, 75% of those buyers were married. In 2018, it’s only 57%.</p>
<p>There are a couple of possibilities that go along with that stat. For one, Millennials may be in a position to purchase a starter home while they’re still single. Alternatively, it may still be a two-income situation, just with an unmarried couple making the purchase. While the idea of buying a house with someone that isn’t committing to marriage terrifies me, banks are happy to lend.</p>

<h2>The Takeaway</h2>
<p>As a residential homebuilder, how flexible are you in your plans? For the Millennial generation, the smart move seems to be to have plans that cover starter through luxury homes. You can even segment your business into two distinct parts if you’re able to handle it.</p>
<p>If you’re not currently targetting the $250,000+ price range, it’s something worth your serious consideration to attract buyers that have more money to spend when they go after that first home.</p>

Stir in the sugar and salt.&lt;/li&gt; &lt;li&gt;Combine the buttermilk, egg, vanilla extract and melted butter in a jug. Pour into the dry ingredients and stir gently until combined.&lt;/li&gt; &lt;li&gt;Set the batter aside for 5 minutes.&lt;/li&gt; &lt;li&gt;Heat a large non-stick frying pan over medium heat. Brush base with extra melted butter.&lt;/li&gt; &lt;li&gt;Grease 3 x 11cm ring moulds with spray oil and place into the pan.&lt;/li&gt; &lt;li&gt;Fill each ring mould with a 1/3 cup of the batter and spread evenly in the moulds.&lt;/li&gt; &lt;li&gt;Press a few blueberries into each pancake then top with a few slices of banana.&lt;/li&gt; &lt;li&gt;Cook pancakes for 4 minutes or until the underside is golden and the top surface forms bubbles. Carefully remove the ring mould.&lt;/li&gt; &lt;li&gt;Turn the pancakes over and cook a further 3-4 minutes or until golden and cooked through. Remove to a board. Repeat with remaining batter, berries and bananas.&lt;/li&gt; &lt;li&gt;Serve warm topped with yoghurt, banana and a drizzle of honey.&lt;/li&gt; &lt;/ol&gt;&lt;p&gt;&lt;strong&gt;Tips&lt;/strong&gt;&lt;/p&gt; &lt;ul&gt;&lt;li&gt;Buttermilk is low-fat and makes light fluffy pancakes. If you don’t have buttermilk you can make your own by adding 1 tablespoon freshly squeezed lemon juice to 250ml (1 cup) full cream milk.&lt;/li&gt; &lt;li&gt;To reheat pancakes, place between baking paper and warm in a sandwich press.&lt;/li&gt; &lt;li&gt;If you don’t have rind moulds, spoon 1/3 cup of batter per pancake into greased frying pan.&lt;/li&gt; &lt;li&gt;These are great packed in a lunch box as a snack, cut pancakes into 4 wedges, sandwich 2 together with a little cream cheese.&lt;/li&gt; &lt;/ul&gt;&lt;p&gt;More recipes&lt;/p&gt; &lt;span id=" tve_leads_end_content"="" />

This is a common problem when drilling a larger hole in a door for a new deadbolt or lockset.&lt;/p&gt; &lt;p&gt;To enlarge an existing hole:&lt;/p&gt; &lt;ol&gt;&lt;li&gt;Cut two scraps of 1/2″ or thicker plywood, making them several inches larger than the hole.&lt;/li&gt; &lt;li&gt;Mark the centerline of the existing hole on the edge of the door.&lt;/li&gt; &lt;li&gt;Clamp the scraps of plywood above and below the hole.&lt;/li&gt; &lt;li&gt;Extend the centerline of the hole across the top scrap of plywood.&lt;/li&gt; &lt;li&gt;Measure from the edge of the door to the center of the hole, and mark it on the centerline.&lt;/li&gt; &lt;li&gt;Chuck a hole saw in a drill and drill through the plywood and door.&lt;/li&gt; &lt;/ol&gt;&lt;p&gt;Watch this video to see a simple way to get the job done in no time.&lt;/p&gt; &lt;!

<p>Just above the trigger, there are two LED lights that are activated when you press the trigger but can also be controlled with an independent button on the base of the driver.</p>
<h2><strong>Makita XDT14 Impact Review Performance</strong></h2>
<p>So here is the deal.&nbsp; We can do so much with this to test the impact driver such as see how many screws it will drive before the battery dies, we can find out the largest lag it will sink, but that’s not what I am looking at for this tool.</p>
<p>With today’s impacts, they all last a long time before the battery needs to be changed and you can easily get past the 30 to 60 minute charge time with a battery, so time isn’t a concern.&nbsp; For the lags, if you are sinking large lags all day, you won’t be using this type of impact, so why test it?</p>
<p>This is the type of tool you will use for drywall, cabinets, HVAC and other daily tasks. So for me, the most important thing is can it sink a 3″ screw because of most of the time, we won’t be going over this size.&nbsp; Also, how are the ergonomics since I will be using this all day long? Will it feel like a brick at the end of the day? Will the grip cause my arthritis to act up at the end of the day?&nbsp; So ergonomics is important.</p>
<p>It’s no surprise this can sink 3.5″ screws and below with ease.&nbsp; So when it comes to performing tasks, it’s really a no brainer. Even the T-mode works great and does exactly what they advertise.</p>
<p>So for ergonomics, yes this is one of the best feeling and all-around impact drivers.&nbsp; When you consider the power to weight ratio, it rocks. While I love the 5Ah battery for run time, the 2Ah battery just makes this tool stand out above the rest.</p>
